Why People Keep Choosing Byford, and Why Whitby Town Keeps Coming Up

Byford has shifted quickly. METRONET is on the way, the Byford Health Hub is going up, and the population has more than doubled over the past decade. Whitby Town sits in the middle of that growth. What families are buying here is straightforward. A house with a yard, a primary school they can walk to, in a community with bushland on its edges. That mix is increasingly hard to find within a sensible drive of the city.


The shopping question

Byford Village covers the day to day: supermarket, chemist, bakery, takeaway. Mundijong Town Centre adds another set of options five minutes up the road. The Whitby masterplan includes a future district shopping centre with two discount department stores, a supermarket and up to 75 specialty stores, which will service Whitby and the surrounding Mundijong-Whitby district.

It’s still being built, but instead of driving to three different appointments in three different suburbs, you’ll be able to see a GP, a physio and a specialist under one roof a few minutes from your front door. Court Grammar School and Mundijong Primary are within five minutes of Whitby. The masterplan adds two more primary schools and a high school inside the development, plus a proposed technical college. Getting in and out

Whitby is 15 minutes from Armadale, 25 from Rockingham, 30 from Mandurah and 46 kilometres from Perth Airport. The METRONET extension to Byford brings the train line south of Armadale for the first time, which opens up city commutes that previously meant a car and a park and ride.


The estate

Whitby Town is being delivered in stages, with the masterplan tracking against the surrounding infrastructure. The amenities, schools, transport and healthcare arrive at roughly the same pace as the community itself. For families thinking about the next ten years, timing matters as much as the lot size.
